The following is OUR PLAN for marketing your home:

  • Tour your home with my office for special attention homes.
  • Promote your home at the Real Estate Board meetings for maximum exposure to the other agents in the area.
  • Develop a list of features and benefits of your home, for the cooperating agents to use with their potential buyers.
  • Suggest and advise you as to any changes you might want to make in your property to make it even more marketable to the buyer.
  • Constantly update you as to any changes in the market, both in prices and change in the money market and their effects on the sale of your property.
  • Add additional exposure through professional signs.
  • Pre-qualify when possible all prospective buyers.
  • Make you completely aware of all the various methods of financing that your buyer may want to use.
  • Provide on a periodic basis for the cooperating brokers a list of the features and benefits of your home.
  • Follow up on all salespeople that have shown your home for the response.
  • Assist you in arranging interim financing, if necessary.
  • Notify all other agents who have shown the property that an offer is coming in to encourage multiple offers.
  • Represent you upon the presentation of all contracts by the cooperating brokers and to help in negotiation the best possible price and terms for you.
  • Prepare a Net sheet with detailed breakdown of all costs.
  • Discuss advantages/disadvantages of contract.
  • Proofread contract for any "contractual housekeeping".
  • Counter offer is necessary to review with Selling Agent for buyers benefit.
  • Work out all details to insure a binding contract in the shortest possible time.
  • Contact lender for purchasers status on application and loan feasibility.
  • Handle follow-up and keep you informed, after the contract has been accepted, on all  loan progress (appraisal, inspection, third party visits, etc.), title and other closing procedures.
  • Manage all dates to insure contract is upheld or extensions are created to stay in contract.
  • Schedule closing including coordinating all necessary documents such as power of attorney, disbursement amounts, review of final figures, last minutes adjustments, etc.

• M.L.S.: To give your home maximum exposure, we input information on your home into the Multiple Listing Service (M.L.S.) computer. This system is used by over 3,000 licensed Realtors daily. Paradigm Real Estate will input your homes features and display a color photos.

• Internet Real Estate Marketing: Paradigm Real Estate maintains an up-to-date state-of-the-art web site with many pages of useful information for potential buyers. Every one of Paradigm's listings is advertised on the site (paradigmrealestate.net) along with various other real estate web providing sites (Realtor.com, Colorado Real Estate Online, DenverNewHomes.com, ColoradoNewHomes.com, etc.)

• Action Plan: Periodically Paradigm Real Estate will change certain key attributes about your home in order to generate more leads for potential buyers for your home. Our one-of-a-kind "Action Plan" enables Paradigm Real Estate to keep your home in the minds of the agents in the Pike Peak Region.

• Description Change: Periodically the descriptions of your home will be changed on the MLS system to emphasize different qualities of your home, thus making it sound like a different home and perhaps attract a different group of buyers.

• Thursday Service: Flyers will be personally delivered to Realtors in the Pikes Peak Region. This approach is just one of the reasons for our high success rates.

• Corporate Advertising: Once your home is listed with Paradigm Real Estate, we will forward the listing information on your home to corporations in the surrounding area. These are corporations in which we network with on a regular basis.

• Home Brochures: High quality brochures with information and photos of your home are created to highlight some of the unique and appealing features of your home. These are placed in your home and also are distributed to Realtors who show and sell in your area.

• Home Profile Packet: A "Home Profile Packet" is created and placed at your home to give potential buyers, who tour your home, a good impression of your home and the surrounding area. This is especially valuable to our out-of-town buyers who are concerned with schools, parks, churches and shopping.

• Open Houses: Periodically, during peak times, open houses will be scheduled and staffed with a professional Realtor. These open house will be advertised in the local papers or neighborhood papers to make the community aware of the event.

• Realtor / Open House: According to the niche market that your home is in, we will schedule invite only tours or open houses for top producing Realtors that specialize in your homes specific niche market.

• Paradigm Yard Signs: A professionally designed Paradigm Real Estate yard sign will be installed on your property. Paradigm Real Estate's yard signs were specially designed to add a touch of class to your property and to be highly visible for the many busy home shoppers that drive neighborhoods daily trying to find the right home.

• Access Lockbox: A Board of Realtors certified lockbox with a rubber door protector will be placed on your property for easy access to the door key for all showings. Only licensed Realtors with an approved appointment will be given access to your home.

• Sphere-of-influence: Selective advertising will be used to give information on your home to past clients, prospects, area neighbors, and Paradigm Real Estate's Sphere-of-Influence.

• Pre-Showings: Paradigm Real Estates trained staff will handle all inquires about showing your home. Prior to each showing, we will contact each agent and give a preliminary walk-through over the phone discussing the distinct features and benefits of your home. This step is what separates Paradigm Real Estate apart from the rest, since we have the first access to the agent and can give them a complete sales walk-through even before the agent shows the home.

• Post-Showings: After each showing has occurred, Paradigm Real Estate will call each agent to follow up and find out the remarks and concerns regarding your home. Immediately after receiving the feedback, we will be calling you to discuss the showing.

• Competitive Market Analysis (CMA): Paradigm Real Estate will conduct a comprehensive market analysis of your home with every competing property that is comparable to yours.

• Updated CMA: After we list your home, we will immediately program our computer system to track all the competition in your area and give you updates as to what the market is doing. This feedback will enable us to better target your home according to current trends.

• Advertising: Various types of advertising will be used to make the public more aware of the qualities of your home. Ads may be placed in some of the top circulating magazines and newspapers in the Pikes Peak Region.

• Buyer Qualification: Qualify and counsel serious buyers toward a decision. Buyers need answers to countless questions, not only on your property, but on technical matters; financing, payments, insurance, and title clearance. As your Realtor, I have the answers. I will make detailed arrangements for the financing and will serve the buyer in numerous ways to complete the sale on your home.

• Title Search: Upon listing your home, we immediately review title work which will alert you of any potential problems that may delay the sale or closing of your home.

• Contracts: When a qualified buyer is found for your home we will write the purchase agreement and negotiate the sale. We will find the best alternative financing to bring the greatest net to you. When presented with a contract on your home we will schedule a time to meet in person and go over all the details of the contract. We will write any counteroffers that are deemed necessary to make the sale happen.

• Appraisal: We call the appraiser after they go through your home and offer assistance before the appraiser has completed the appraisal. If the appraisal comes in under the sales price, we contact the appraiser and justify the sold price with comparable sales that he or she may not have used. This has proved to be very effective in avoiding a low appraisal which can cause a sale to fall through.

• Processing: After the sale has been negotiated, we will make sure every detail is correctly completed to ensure an on-time and quick closing. This includes, but is not limited to; appraisals ordered, follow-ups on mortgage approvals, ordering of title work and informing all parties involved of the scheduled closing date.

• Closing: We will attend your closing to ensure a successful and complete transaction.

• Post-Closing: Paradigm Real Estate takes pride in continuing our relationships past the closing of your home. We will be on call anytime for any questions or concerns that you may have after the transaction is complete.
